Few places on earth exude eternal beauty like Dominica, located in the Eastern Caribbean, just a short hop south of Antigua, in between the two French islands of Guadeloupe to the North and Martinique to the South.

Dominica, known as the Nature Island of the Caribbean, embraces a sense of serene and ageless beauty.

From peaks to pinnacles, Dominica is alive with a radiant energy and stunning natural splendor. Jutting out of the Caribbean Sea, Dominica’s spectacular mountain ranges dramatically climb to nearly 5000ft. There are 288 square miles of lush terrain, verdant vegetation and rich forest.

Dominica is an outdoor world of adventure, excitement and unforgettable experience. There are an impressive variety of features from rainforests to reefs, waterfalls and lakes, sulfur and natural springs and 365 rivers, one for each day of the year. The climate is temperate all year round due to its location, only 680 miles from the equator. The sea is at a near constant 24 degrees Celsius, no wonder it is one of the worlds most famous dive destinations.

In our time of political turbulence, the friendly island of Dominica has remained a safe haven, independent of the world’s unrest. There is certainly no threat of terrorism or war in this peaceful island. An island that until recently, most didn’t even know existed.

Cocoa Cottages is conveniently located on the west coast of Dominica Nature Island of the Caribbean, in the heart of the Roseau valley at an elevation of 400 feet. Surrounded by a lush rainforest on the one and only road to the famous Trafalgar Falls and the sulfur springs of Watten Waven.

Cocoa Cottages is a 10-minute drive down to the capital Roseau also, a short drive from most beautiful Titou gorge and Middleham Falls. There are two fresh water lakes and mineral hot tubs and springs close by. It is only 20 minutes to the natural wonder of Champaign and Scott’s Head for snorkeling and diving.

The property sits on an acre of spectacular grounds, tropical forest and numerous fruit trees such as coconuts, bananas, plantains, mangos, avocado, breadfruit, almond, orange and lime. It is famous for its cocoa tea made freshly from numerous Cocoa trees on the property. The property is bordered on both sides by an active ravine and beautiful flowing creek.

Cocoa cottage is a two-story lodge with a nearby Honeymoon suite, sits on two sides of a sun filled courtyard. The two main cottages were designed for rustic luxury with 6 double guest bedrooms. All with and en-suit bathroom, and porches especially design to incorporate nature as an integral part of the experience.

The Honeymoon Suite is a hexagonal shape room incorporating all around glass windows, a stained concrete floor, and a local hardwood round bed.

All rooms are quite unique; a creative combination of wood and natural unpainted stonework with hardwood and stained floors. Doors to the bathrooms are richly textured out of the wooden Roseau reeds and smooth driftwood foraged from around the island. Two levels are connected with a local wood staircase giving the feeling of living in a tree house. Our “TV room is the main hub of all activities. Recline on hand-carved wooden chairs and gaze at the vibrant colors of the forest around through huge French doors, which almost always remain open giving the overall feeling that this area flows into the gardens and forest.

The Kitchen and Dining area were designed as an open structure with two nicely built fish tanks, for a complete immersion in nature. It can easily accommodate 12 guests without feeling crowded…You can sit at a table held up by bamboo shoots that appear as if they are sprouting out of the ground while watching birds and butterflies having their morning snack or the rain rinsing yesterday’s dust away. From this area there is access to an office area with all the modern facilities needed to run a successful business: telephone/fax lines and a computer with a DSL High-Speed Internet connection.

Power: 110/220 Electricity,
Water comes from a mountain spring.
Gas stove and oven, full kitchen to serve meals for up to 16 people.
Workshop: Gardens tool, building tools and washer and dryer.
Parking area for four vehicles.
Also included, Toyota 4-runner with a hire license and Wrangler jeep 4*4 for a private use.

Cocoa cottage is also a gallery hosting two most famous artists on the island to present their work. This property is operationally very profitable and suitable for either hands on management or foreign investment. More profit from ancillary excursions is provided by the resort- i.e. Whale watching, diving, island tours and percentage from sale of paintings. The business is currently in operation and would be a turnkey investment. Cocoa Cottages has been highly acclaimed by the major travel magazines such as: National geographic travelers, Island magazine, Cosmopolitan Germany, and Bridle magazine Holland Cocoa cottages stands out on the island as one of the most unique well located and well managed guesthouses in the hospitality industry.
