Adjacent to the House is a double carport, work room, laundry and store room. Then you find further on adjacent to the carport a covered "Green House" where the owners grow their own vegetables and herbs. The plant bed-dings are all on water drips to ensure garden automatic articulation.

In between the green house and the carport is a comfortable entertainment and braai area for family or guest to enjoy and interact. The gardens around both the House and Cottage is simply one of the best preserved indigenous gardens you could ever hope to see and the bird-life is prolific with many species such as Loeries, doves and a variety of beautiful colours to observe.

A swimming pool can be installed in the garden in a few weeks time. It will cost about 35000 Rand (6000 $) for a 10 x 4 meter pool (33 x 13 feet). It has however to be fenced in to prvent that animals will fall into it.

This is the most beautiful and loveliest home that I have seen for a long, long time. This house is cherished and painstakingly cared for. The woodwork of the kitchen, bedrooms, staircase is of the finest quality and finish you could ever wish to have.

Presently the House is occupied by the owners themselves, however if I was the owners I would move into the cottage and rent out the main dwelling as a guest house as judging by the quality and exclusivity it stands to offer, could justify an accommodation and all inclusive fee of at least between R500,00 and R600,00 per person per day.

From the above said you will no doubt realize that the house is presently not used as a "Guest House" but has all the ingredients and flare to be very successfully operated as such by an eager entrepreneurial couple. All you need is to "Kick start" it into a very thriving enterprise and whilst at the same time enjoying the privilege of the African bush.

The House and Cottage can of course as well be used as holiday homes. Both houses could be rented out and managed during your absence by a letting agent and would comfortably go for R500, 00 per day each and could be rented out for at least 50 % of the time so more than 180 days per year.

The price is 1400000 South African Rand for the total of the 4 stands, the Cottage and the Lodge and fully furnished (with exception of a few personal things).

The Sell Price in £, € or US$ is dependent from the exchange rate into South African Rand (30/11/04: £126000, €181000 or US$240000).

Important income tax information

1) Foreigners who settle in South Africa will be exempt from South African tax on foreign pensions received provided these relate to past employment outside South Africa and are not deemed to be from an South African source. Social security payments from foreign governments are also exempt from tax.

People who are staying at least 183 days per year in South Africa are regarded as residents so the so-called “swallows� can live less then 183 days in their other home.

2. As far as the individual’s capital is concerned it does not really matter where it is invested because income earned from investments are taxable in South Africa no matter where they are earned in the world.
