BUILDINGS:

HOMESTEAD

The Homestead is situated approximately 4-5 km from the Lodge and is built in a very scenic area of the farm; it commands 360 degree views of the mountains. The homestead is fully fenced with electric fencing which, when switched off during the day and the gates opened, attracts various game to come and graze in the front yard. This is where the two very tame adult Zebras were raised; their names are Elvis and Pricilla.

Note: the homestead is fully furnished, the owners will only remove their personal belongings i.e. his trophy’s etc can be negotiated if wanted.

The house comprises of an enclosed veranda, dining area with built in barbeque. There is a separate pub, which is fully fitted in the rondavel, which is adjoining the veranda.

There is a large lounge well appointed and including all the furniture. The homestead has wooden ceilings.

The kitchen is very well appointed with excellent cupboard space and pantry, the kitchen also has a breakfast nook.

The main sleeping are consists of a master bedroom en suite, with built in cupboards and a dressing area etc. There are 2 bedrooms and one separate toilet/bathroom.


A separate thatch stone rondawel is situated near the homestead and is fully equipped currently used as managers accommodation sleeps 4 persons incl. fridge stoves bed bedding etc to numerous to mention has own bathroom.

Outside buildings: stone workshop, meat processing etc approximately 20 sq. metres excluding carport.

At the gate: store approximately 150 square metres which houses equipment, steel and corrugated iron.

HUNTING LODGE

The Hunting Lodge is built from rock, timber and brick and it sleeps approximately 20 persons. Well appointed, rustic, but pure luxury.

The lodge consists of a dining area, 2 lounges and an enclosed patio.

Double storey accommodation: Single rooms, double rooms, 5 x toilets, 5 x separate showers and en suite bedrooms, bar, and kitchen area.

Approximately 700 sq. metres in size and it just goes on and on. More than enough space to accommodate groups of 20 plus.

All furniture, utensils, bedding, appliances etc. are included, ready to use and with excellent panoramic views.

Ample entertainment areas i.e, barbecues etc.

Have bushman painting built into the stone walls, which were collected on the farm from old stone.

CONFERENCE FACILITY

The conference facility is uniquely built in a rock cave/overhang, approximately 1000 square metres in size, with thatch entrance, barbecue facilities and toilets. It can be used for outdoor rustic accommodation, weather permitting, and most tranquil setting with original bushman paintings in walls. A river stream and a waterfall feature run next to it which can be converted into a series of trout dams. The facility is wanted as excellent outdoor classroom for conservation etc.

GENERAL

The game is of such a nature that it is relatively tame to the extent that they tolerate hikers and vehicles (Ideal for photographic safaris, conservation, learning etc) To replace this game and get it to breed naturally and establish itself will take approximately 20 years and the costs will be prohibitive i.e. the game is disease free and all game is settled for breeding naturally which is very unique and well established. Because of the natural breeding of game a selling or culling program has to be introduced. A culling program via hunting is well established and in place at present with just about every weekend booked for hunting. (As we are not totally in agreement with hunting (The agency and principles) a selling program would be advisable. This involves a different game capture scenario yearly. Experts can be consulted on this and all equipment is available.

OTHER INFORMATION

There are various dams for wildlife drinking purposes. Springs are more than abundant. The farm has more than enough natural spring water, totally 100% unpolluted.

The game fencing borders the entire farm and is in good condition, 7 – 10 years before replacement in places, designed to contain eland (a large animal that can jump fences)

The property owner has spent years building it to what it is; the wild of Africa without malaria, 3 hours from Johannesburg and 4 hours from Durban, excellent conservation and guest lodge facilities: a once in a lifetime buy.

Important income tax information

1) Foreigners who settle in South Africa will be exempt from South African tax on foreign pensions received provided these relate to past employment outside South Africa and are not deemed to be from an South African source. Social security payments from foreign governments are also exempt from tax.

People who are staying at least 183 days per year in South Africa are regarded as residents so the so-called “swallows� can live less then 183 days in their other home.

2. As far as the individual’s capital is concerned it does not really matter where it is invested because income earned from investments are taxable in South Africa no matter where they are earned in the world.

3) The purchase of and the investments in a farm is income tax wise very interesting for individuals who are actually living in a country which has a Double Taxation Agreement with South Africa like all Scandinavian countries, UK, Holland, Germany, France, Switzerland and Austria.

When they purchase namely a farm in South Africa in their personal name and become resident in South Africa then they can offset for 3 to 5 years the investments in that farm against the income acquired in their personal name in the present country of residence.
