Just a minute’s stroll from the main beach of Las Galeras, the hotel is located one block from the center of the small, rustic-fishing village at the north-eastern tip of the Samana peninsula. Considered by many as the prettiest part of the Dominican Republic with white sandy beaches, sparkling cool-azure waters, vibrant coral reefs and coconut-covered mountains, the Las Galeras area has been described as “the gem in the crown of the Samana peninsula.� Currently a new highway is under construction across the island from Santo Domingo to Samana and is expected to open the end of 2006. The new el Catey-Samana International Airport, just 60 minutes away from Las Galeras, is under final completion and is set to open November 1, 2006. As a result of these major improvements to the country's infrastructure and the resulting resort development efforts now underway, the Samana area is slated to become the country's next major tourist destination.

El Marinique is a well-established hotel and restaurant (since 1988) with varying accommodations of 2 rooms (built '89), 3 cottages ('90) and a 2-story duplex with 2 deluxe apartments ('02) in a lush, garden-like setting. All units are furnished and in good operating condition. All units have ceiling and circulating fans and all but one room have hot water. The facility has satellite TV (installed Oct.’05) with one receiver located in the restaurant-bar and one receiver in the owner’s room. The owner's room is fully furnished with a queen-sized double bed, chairs, 2 shelf units, closet, a large computer work station/desk with 2 phone lines, air conditioning and separate bathroom with hot water shower.

Situated on a small bluff of 16' elevation overlooking the ocean, the property is well-above hurricane flood-stage. In addition to the best view of Las Galeras Bay, the elevated property affords a constant breeze making it cooler than much of the rest of the more-inland and lower-lying Las Galeras area. The property is walled on two sides, gated and has sufficient private parking.

Nicole's restaurant and bar is internationally known and seats about 50 in a tropical setting on a roofed-over veranda with a separate open-air dining section. The approximately 3,000sf open-beam restaurant roof was replaced 12/04 with 20 yr asphalt shingles over treated and painted 1/2" plywood. The kitchen is large, spacious and reasonably well-equipped with a 6 burner gas stove with oven, 5 stand-alone burners, a refrigerator, two freezers, a microwave, two coffee makers, misc. dishes, pots and pans, shelving and food preparation counters. The bar seats 10 with a beverage cooler, and has a reciever-amp with a 5 disc stereo system, a satellite radio/tv reciever, secured liquor storage-display area and work counter. A second restaurant with a wood-burning pizza oven is situated on the property but is not in operation.

The property has it's own freshwater well with a 220v submersible pump and two large, elevated storage tanks of about 500 gal. total feeding a pressurized distribution system. The kitchen has a separate 750 gal. cistern fed by rainwater from the kitchen roof. The electrical service is 220v, 200amp, with full breakers and properly grounded with private electrical service available 24/7. There are two, secured storage areas for materials and the property comes with many spare parts and materials. There are two telephone lines, one for the hotel and fax and one dedicated for computer communications. Modem speed is usually in excess of 50kbs.

The property is 100% owned by a fully registered Dominican corporation and all documents are up to date and in order. In addition to having a court-certified "deslinde" (official survey and affirmation of ownership), the property has been approved for expansion to the maximum density allowed and comes with fully approved architect's plans. The property will afford a reasonable return on investment while allowing it's owners a comfortable lifestyle in the prettiest part of the Dominican Republic's Samana peninsula.
