16 Acres + Home For Sale in Blanca, Colorado USA

You will be living in the most UNIQUE valley on Planet Earth. The San Luis Valley is the largest Alpine Valley in the world. Six of the other states will easily fit into the valley. (One at a time, of course). The Aquifer which lies under the valley is the largest in North America. The valley, which lies in South Central Colorado, also runs far into New Mexico.
It is completely surrounded by montains, of which, the majority are between 12,000' + 14,000'. Mt. Blanca, which lies just outside your door to the East, is 14,345'and is one of the highest in the state. The "Great Sand Dunes National Park" lies just 20 miles North. The altitude of Blanca, the closest town, is 7,750'. Blanca, has a population of approximately 450 people. Alamosa, which lies about 16 miles West of your home is about 9,000 to 10,000 people. It boasts all the amenities that you will find in any other larger city in the US. Including a Super Wal-Mart, Super Safeway and a new Super Walgreen's. There are also all of the other types of stores and fast food chains you would find anywhere else in the country. Alamosa also boasts one of the finest small town colleges, Adams State College, to be found anywhere in the US. Also located there is Trinidad State Jr. College, a fine technical college. The New Mexico border lies a mere 30 miles to the South, (as the Crow flies).

This beautiful home lies on 16+ acres, which are actually 3 tracts of land of 5+ acres each. You will have the opportunity to build another home on each of the tracts which lie on either side of your home if you so desire. Also along with the main property, you will also own 3 other tracts of land. One of which is 5.5 acres and the other two which are 7.5 acres each. These 3 tracts are in the same sub-division, just in a different area. A perfect opportunity to start out in the Spec House Business. Since the recent Hurricanes devistated the Gulf coast, many people have decided to relocate here because of the safety of the valley. There are NO Tornados, NO Hurricanes, NO floods, No Earthquakes, NO mudslides or damaging fires in the open valley. Don't be left out of the largest and last of the big land booms that will ever happen in the US.

You will never see the night sky as illuminated as you will see it here. There are also more UFO sightings here than almost any other area of the world. A UFO Watchtower is located just a few short miles North of Alamosa. Also located in the same are is the Alligator Farm. Where Alligators are raised and bred at an altitude higher than anywhere else on earth, due to the presence of one of the many Geothermal wells that dot the area. They also raise Tilapia, a tropical, fresh water fish that is quickly becomong the favorite of many people around the country. You can drive there and pick out your own fish right from the growing ponds at a price much less than you will pay in the stores.

If you are a Winter Sports Addict, Wolf Creek Ski Area lies just to the West. Red River and Angel Fire Ski areas lie just to the South across the New Mexico border. There are many fine ski and snowboarding areas just a few hours farther away. If your into Snowmobiles, there are many areas close by where many people congregate to enjoy the freedom of the many miles of open spaces. If you fish, there are at least 6 lakes and reservoirs where you can launch your boat or fish from the shores, just a few miles from your home. If your a hunter, the hunting of Elk, White Tail Deer, Prong Horn Antelope and Bear is some of the finest hunting in the world.

You will see a myriad of animals here from the smallest: Deer Mice, Kangaroo Rats, Prairie Dogs, Squirrels, Cotton Tail and HUGE Jack Rabbits, (one of these Jack Rabbits actually cleared the hood of my small truck from side to side as I was driving down the road and lightning strike me dead if I'm lying), Skunk, Opossums, Badgers, Coyotes, Mountain Lions and the aforementioned Deer, Antelope, Elk and Bear. Besides the normal amount of the more common birds, there are several types of Owls, at least 6 varities of Hawks. The Golden Eagle and the Bald Eagle also reside in the area. During the Winter, thousands of Canadian Geese and Sand Hill Cranes live around the valley.

This property lies on the Costilla/Alamosa County line. It is highly unlikely that anything will ever be built behind you. The house itself is unlike anything you have ever seen. I built it with open space in mind. The Great Room is 24' x 40' and there are no partition walls. Easier for the even disrtibution of heat during the Winters. Partition walls could be easily added. The Kitchen at the West end of the Great Room is 13' x 24', with plenty of cupboard space. I have stereo speaker wire, wired into the ceiling in the front of the Great Room which will allow you to hang you speakers about 20' apart. The rest of the Great Room is just living and enjoying space. The addition of a Bedroom/Bathroom was started in 2002. The South and West walls are completrely glass. You can turn your heaters off at Sunrise because the Passive Solar takes care of the heating during the sunny days during Winter. Along the North wall of the Great Romm is attached an older 8' x 40' mobile home, (that's been roofed over), which can be entered by one of 2 doors. One end of which has been converted to a Solar equipment and tool storage room. The other part of the trailer is perfect for food starage and remains 15 degrees cooler thatn the rest of the house during the warm, sunny Summer months. There are 4 propane lines in the trailer portion, one of which is hooked to a 40 gallon water heater which services a small bathtub/shower and also the main Kitchen area. A propane line is also hooked to a small 15,000 btu propane heater for those extra cold nights, which don't come very often. Under normal conditions, the 250 gallon propane tank only needs to be filled once per year. The heat for the home is supplied by 2 state-of-the-art, #1 diesel burning, laser fired, computer controlled heaters. There is also a similar type water heater located in the Bedroom/Bathroom, which is the On-Demand type. These heaters are the latest in technological advancement and only use 1/3 of the fuel which would be consumed if you were using propane. The intake/exhaust is taken care of by a unique triple wall pipe system, which go through the walls at the rar of the heaters. This negates the use of ugly pipes sticking through the roof. There are two 300 gallon diesel storage tanks that supply the heating systems. There is a large 60" shower in the Bathroom area. More than enough room for 2 large people to shower without poking each others eyes out. NO tub in that fixture. A beautiful glass partition wall separates the Bathroom and Bedroom areas. There is also a large hidden area in the house that can be used as a Safe for your valuables.

The complete interior of the house is finished in REAL WOOD. 1" x 4", 1" x 6" & 1" x 8", Tongue and Groove, Aspen. A light, colorful and knotty local wood. *(The photos of the interior of the house were taken before the window trim, ceiling and floor mouldings were added). The roofs on the house are a heavy gauge, metal Pro Panel which has been painted a light Sand color. The exterior Stucco of the house is a Buckskin color. There is an unattached 20' x 24' garage behind the house. In the rear of the garage, is a large area with a wood floor and quite a few older cabinets for storage and could be easily set up for a workshop. there is a separate Well shed which houses the well itself and the 220 gallon water storage tank. Another storage tank could be easily added to the system. Your 77' well supplies the coldest, sweetest water you will ever drink in your life. The 12 Voltive Solar Panels are hung on 2 moveable racks at the rear of the house.

2 1/2 acres are fended around the house with a 20' wide, easy swinging, 1 1/4" square tube steel gate. The driveway, the huge door-yard and garage floor are covered with 3/4" crushed Gray Granite. Three foot, free standing Red/Black Lave Rock walls line the 100' driveway. There are 100 well established trees, ranging in size from 6' to 25'. Included are Colorado Blue Spruce, Russian Olive, Siberian Elm, Cottonwood and Golden Willow. There is also a huge burn pit well back behind the house.

I have set 6 telephone poles into a 6 sided configuration, in the front, to the left of the house, which can be easily built into a very large 2 vehicle garage, a Greenhouse, a large workshop or a 2 story guest house. These poles are set 4' into the ground with 11' protruding above the ground. The walls of the 6 sides are 14'long. Just a little bit of imaginatin will do the trick. (My original idea for this structure was to build a Catapult large enougfh to toss a VW Beetle across the road).

The small amount of furniture will go with the house if you so desire and you will have a choice of keeping the apartment size, elcetric, power saver refridgerator or I can take it with me. There is also a Propane line in the same area if you prefer a propane fridge. The cook stove is also propane. There is also the previously used, extra heavy duty steel, wood heater that will go with the sale which I'm sure you will eventually find a good use. I used this heater to cook on for the 6 months out of the year, for the first 11 years here in which you have to heat the house, to save on propane. There's nothing like cooking on wood heated steel for even cooking and no burning. It could easily be incorporated into the 6 sided structure. Firewood is easily obtainable here about and still quite resonable. There is also allot of extra building and landscaping materials which will go with the house.

The taxes on this 3 tract, 16+ acre property last year was a mere $152.52 total. The buried, land line telephone serevice runs about $29.25 per month without long distance service. I use pre-paid phone cards for long distance phone calls, which is a cheaper way to go. The local phone company also provides and internet service:

Also as extra options for sale are: 1. My cherished, 2001, Hyundai, XG 300 L. With a 3 liter, V-6 fully loaded and all Corinthian leather. It is Black inside and out. For $8,500. New 80,000 mile Toyo tires adorn her. 2. A 1968 1/2 ton Chevy pickup, V-8 with new rubber all around. 3. A 1988 Ford, 3/4 ton crew cab pickup with a large V-8, fully loaded with new rubber. It's for farm use only as there are no papers for it at this time. (I will explain this personally to you), for $2,000. 4. A 1978 Cadillac Limo for $1,500. It needs some body work, and a new interior. A big V-8 with front wheel drive. A classic for the hobbysit.

I will immediately answer all questions you might have by phone after 4:00 p.m. Mountain time or by email. Almost forgot. There are also 4 beautiful, loving Mousers on the peoperty which go with the house. They range in ages from about 3 - 11 years of age. I keep them in at night so they don't become part of the local food chain. (The huge Great Horned Owls can take a cat or small dog at night).

A disabling bout with Cancer last year, is forcing me to sell my beloved paradise immediately and return to sea level to live out the rest of my life. Only doctors orders are forcing me to leave this quiet, stressless, truly unique and magic place on the 3rd Rock from the Sun. I will quickly negotiate the price on these properites if you so desire. This oportunity won't last long. So hurry and be first in line. I'm 60 now and my health is on the line. So I need to close on these properties .
