This island home was designed by, and built to, American standards and preferences on a 50’ by 90’ lot in the Holiday Lands subdivision, 3 miles south of the town of San Pedro. Holiday Lands is a newly emerging area with only upper scale residential buildings. No commercial businesses. The home has a sea view 75 yards from the beautiful Caribbean.

Both units in our building are tiled in beautiful 16� square Brazilian tile and have large rooms; all with air conditioners, ceiling fans with lights, large windows with either mini blinds or curtains, lots of storage in closets and natural cedar, built-in cabinets. The kitchens are equipped with 5 burner, butane stoves, large ovens, refrigerators, US made ¾ hp garbage disposals and over the stove exhaust fans with lights. All bedrooms and both living rooms are wired for phones and cable TV, and each unit has a DSL connection.

The lower unit, at 840 sq. ft. has two large bedrooms, one bathroom and combo living/dining area off the kitchen. The kitchen has a counter that extends as a bar/eating area. The bedrooms have roomy closets with shelving and rods. The bathroom has a fully tiled, step-in shower, linen closet and cedar cabinets. There is also a storage closet large enough to store bicycles, boxes, mops and brooms. An outside patio, extending from the sliding glass door, steps down to a white sand backyard.

The lower unit is fully furnished with queen beds, chests, nightstands, sofa, chair, sofa table, side table, color television, dining table with 4 chairs, linens, 30 gallon water heater, and all kitchen equipment. This unit has been a constant source of rental income for us!

The upper unit, where we live, is 1140 sq. ft. and has ceilings almost 10’ high. There are two large bedrooms, one with a sliding glass door to the veranda. Both bedrooms have deep closets with extensive shelving and accordion doors. The bathroom has a large, fully tiled, step in shower, 35� custom height vanity, cedar cabinets and a deep, linen closet. A beautiful stained glass window and matching Mexican hand painted accent tiles decorate this bathroom. A fully vented, stackable Kenmore washer/dryer is included in the bathroom. Next to the bathroom is a walk-in closet, to store boxes, brooms and mops.

The great room (living room) is a huge 17’ by 24’, with a custom made 9’9� by 8’ high natural cedar wall system. Large windows and another glass sliding door allow the cooling sea breezes into the house. The kitchen and dining area flow from the great room with a ¾ height, partial wall separating the areas, giving an airy feeling to the whole house. The kitchen is spacious and has built-in, natural cedar cabinets all the way up to the ceiling. A large pantry cabinet with roll-out drawers makes storing bulky appliances and staples easy. Piano hinges on corner cabinets allows for access to what is usually dead space. There is even a sponge cabinet just below the oversized, 33� stainless steel sink we brought from the states. The tiled counters and splash areas are accented with Mexican hand painted tiles.

The upper unit will not include furniture, so that you may decorate in your own style. The washer/dryer, 50 gallon water heater, stove and refrigerator are included.

A wrap around, tiled veranda culminates in a spiral staircase to the roof top deck. A 360o view of the Caribbean to the East, and the lagoons to the West. The roof deck covers the entire roof and is 3/4 tiled. There is a built-in, tiled bench, a canvas and wood frame sun shade, and perimeter lighting. Two lounge chairs and a B-B-Q will be included.

A second B-B-Q, for the tenants use, is in the white sand backyard. A super huge bonus with this house is a 16’ diameter, round workshop, also located in the backyard. This structure can be work space, storage, or with a little fixing up, an additional living area. The back and side yards have numerous palm and shade trees, and there is a well in the back corner of the lot that can be used for irrigation. With the addition of a pump and filtration system the well could be used as a back up water source. Around the front of the house is the covered, off street parking area. Easily fitting 4 golf carts, with electricity available to charge electric carts. The entrances to the two units are on opposite sides of the house, allowing for more privacy.

The house is connected to public electric, cable TV and water providers. We have a septic system for waste. Trash collection is provided at no charge, several times a week by the Town Council of San Pedro. Included in the sale is a 5000 watt generator for emergency use. The upper unit is wired to easily switch several key circuits over to the generator.

The house was constructed, four years ago, on a thick cement slab foundation, tied in to 12 cement piers going down to the coral bed. The lot is not filled swamp land, but has always been high ground. We were one of the first houses to use a new to the island, (but not new to the US), construction system consisting of an inner core panel produced for its strength and insulating properties. This keeps our house cooler, and mildew free, compared to the cement block houses that are the norm on the island. We are starting to see more current construction on the island, using this superior system. All windows and sliding doors are vinyl clad, double paned, filled with argon gas and have screens to allow for sea breezes.

The price for this Caribbean island home, with spacious and airy upper owners’ unit; fully furnished, income producing lower unit; bonus workshop/storage room; roof deck, and all the amenities previously mentioned, is $275,000 ., full cash sale.
