When we bought the flat, we discovered that ownership of a company with a business address in Hungary makes purchase much quicker and easier. As well as offering the apartment, we are giving the purchaser an option to buy the company we set up. This is called "Danube Enterprises". It is fully registered, fully paid up, totally free from any encumbrances. The advantages of buying this company are threefold. Firstly, it means that if you want to buy any more properties in Hungary, you can do so much more quickly than as a private investor. This gives you a very necessary advantage when buying competitively against other buyers. Secondly, it is tax efficient. Finally, we have been told that the name itself is likely to be in demand in future years, and is an investment in itself.

We are selling somewhat reluctantly, as we have decided to concentrate our investments elsewhere and would like more liquidity in the future. The property has a tenant currently, and is rented out at 400 Euros per month (4,800 Euros per annum)and the tenant pays for all utilities and service charges. We were happy to rent at this level but have been told that we could easily achieve 450 Euros a month (5,400 Euros per annum). The tenancy comes to an end on 25th February 2006, at which point the apartment becomes vacant for possession, or ready for the next rental. (we could provide details of the rental agency that we use who are familiar with the apartment. We could also recommend an excellent solicitor with fluent English who was invaluable to us when we purchased.) In Hungary the same solicitor represents the buyer and the seller.
