This building was completed in July 2005 in a historic sector of Valparaiso, the most beautiful port city in Chile. It is located on the lip of a central hill overlooking the centre of town, the Plaza Victoria, the Pacific to the northwest and the Andes to the east. The city is undergoing a substantial gentrification process, and is culturally stimulating and busy.
This building was completed in July 2005 in a historic sector of Valparaiso, the most beautiful port city in Chile. It is located on the lip of a central hill overlooking the centre of town, the Plaza Victoria, the Pacific to the northwest and the Andes to the east. The city is undergoing a substantial gentrification process, and is culturally stimulating and busy. In regard to gentrification: Valparaiso has been nominated to be part of the UNESCO World Heritage sites, and is seeing the influx of large amounts of public and international money to bring its infrastructure up to standard and develop its harbourfront. On Hector Calvo Street alone, there are now (March 2006) two new hotels - Robinson Crusoe Hotel and its new annex and the Hostal Caracol. Further, new restaurants and art galleries are springing up in all of the so-called historical hills of the city, attracting tourists as well as middle-class residents.

The building is a 10 meter square with a large inner patio to bring light and greenery into the apartments. Each of the five apartments is laid out around the patio, with a large panel of front windows overlooking the ocean, and the downtown below. Each apartment consists of a living/kitchen area (with a galley kitchen), a medium-sized bedroom with large closet, and a fully tiled three-piece bath. The finishing is high quality - with solid wood floors on the third and second levels, and ceramic floors on the first level. Interior doors and windows are recycled and restored "Oregon pine". The wide access staircase and patio add light and airiness to the place.

Each apartment has separate water, gas, and electricity meters, and the building has a separate water tank and pump in case of water shortages or systems failures in the city.

The third floor has a large 38m2, partly roofed terrace that can either serve as a public terrace for all residents, or be restricted for use to the third floor apartment. It could be developed: one third of it would easily make a second bedroom for the third floor apartment and leave ample space for a roof garden with spectacular views of the Pacific.

The apartments are currently all rented out; Apt. 5 on the third floor is furnished: total net income per month at 100% rental is approximately 1400$US.

The building would do very well as a small "apart-hotel" serving the needs of local business people, academics, or politicians who need to travel to work in Valparaiso; Chile's Congress meets in Valparaiso and the area has 4 universities, of which the Pontifica Universidad Catolica de Valparaiso and the Santa Maria Universidad Tecnica are the most important. But it has also been officially approved as a condo building, so the apartments can be sold separately.
