The small island of Koh Sirae is located on the East Coast of Phuket, about 10 minutes Northeast of Phuket Town, 15 minutes to Dulwich College and 30 minutes to the airport.
Connected by a newly constructed road bridge earlier this year, Koh Sirae has exploded with interest with all beachfront land that has come available sold immediately and most view land sold to developers. Land prices have soared as a result.
This 10Rai (1Rai = 1600sq meter) beachfront land is approximately 60-70 meters deep and runs along the beach for just over 200meters making it one of the most desirable beachfront properties in Phuket. At the rear of the property is a newly surfaced public road, meaning rear house access is possible with nothing between you and the beach. The land is Chanote land title (highest in Thailand) and currently part of a 10Rai title (4 Rai and 6 Rai, owned by myself).
The land itself is basically flat, not heavily forested with occasional coconut palms. Rear access makes development very convenient. Rear road telephone and electricity is already available and town water stops 100 meters further down the road and available for immediate connection.
The beach is located on the direct East coast with Koh Phi Phi and smaller island in the distance. The sun rises directly on the horizon and sets on the hillside behind the homes. The bay is protected year round by Phang Nga bay and rarely has rough conditions. Small, flat bottom craft can be moored in the bay and it is ideal for watersports such as windsurfing, kayaking, fishing and catamarans.
The Tsunami last year did not affect this beach as it is on the opposite side of Phuket, protected by Phang Nga bay.
The remainder of Koh Sirae is very hilly with great views of Phang Nga bay. Very few homes currently exist on Koh Sirae and the island has typically been home to rubber plantations, abalone farms and small seafood restaurants.
This exclusive bay will become one of the most desirable locations in Phuket. Close to everything, great beach, private and quiet, this is how Phuket should be enjoyed.
The land is currently untouched. It has been cleared and the beach, although clean, will benefit from a major clearing and cleanup as the other plots prepare to start construction.
The price for this land is USD$190,000 - USD230,000 per Rai and will be sold in minimum 2Rai plots (Each 2 Rai plot has approx 40 meter beachfront).
I would also be open to a joint venture on this land, whereby you put up equal value of the land to develop luxury Villa and we split profits 50/50. Expected return is 60-80% profit.
