Reservation and payment plan


• An apartment can be reserved with an initial payment of €1,000 deductible from the first installment
• First payment: 20% less reservation fee– within 5 (five) days after signing the preliminary sale-trade agreement; 10% of the sale price will serve as a deposit that guarantees the buyer’s obligation to sign the final agreement.
• Second payment: 40% – within 5 (five) days after the roof is finished.
• Third payment: 30% – within 5 (five) days after signing Protocol ?15 – document evidencing the qualities of the construction. Expected to be not later than 31 December 2006
• Last payment: 10% – within 5 (five) days after receiving the right for use for the building. Expected to be not later than March 2007
Option: Buyers who pay 90% of the sale price within 3 (three) days after signing the preliminary sale-trade agreement, receive a discount to the amount of 5% from the sale price.

Terms for completing the construction and signing the final agreement

The building should be completed till 31st December 2006. The final agreement for the transfer of the ownership of the property by means of a Notary deed will be signed within 2 (two) weeks after receiving the permission for the exploitation of the building. It is expected to happen around 31st March 2007.

Maintenance and management of the property

First class property management services will be provided by the seller. The annual service charge of 5.5 euro per sq. m. will cover: cleaning and maintenance of the common areas of the building and the elevators, maintenance of the garden and the open-air kindergarten, common lighting and electricity as well as all other services connected with the common areas of Villa Park.
Buyers may choose a lawyer themselves. In case they do not have a certain lawyer we can recommend them law offices that are specialized in such matters.

Title Deeds

It is a standard practice in Bulgaria to declare the property at the Notary Public below the selling price value to minimize payment of local taxes. The property is normally declared at 30-40% of the selling prices and the client costs are calculated accordingly and should not exceed 3% of the declared value.

Comparison of Borovets ski resort and its advantages:

• Easy access. The closest ski-resort to Sofia, only 50 minutes drive from the airport. Many airlines fly to Sofia to name a few: British Airlines, Lufthansa, CSA Airlines, etc.

General information about the area:
